Description

Two of the most asked-about calculations in small business, built into one Excel workbook.

What is included

  • Markup & Margin sheet: convert cost plus markup into a price and margin, work backwards from the margin you want, and price a list of 10 products with profit and margin per item. A markup-to-margin reference table is included.
  • DSCR Calculator sheet: enter income, vacancy and operating costs to get net operating income, then your loan amount, rate and amortization to get annual payments and the DSCR. It shows pass or fail against your lender minimum, the maximum loan you can support, and a table showing how the DSCR changes at interest rates from 5% to 10%.
  • Start Here sheet with links and a short guide.

Good to know

  • Markup is a percentage of cost; margin is a percentage of price. A 50% markup is a 33.3% margin. The workbook shows both.
  • Lenders set their own minimum DSCR (1.25 is a common benchmark but varies). Enter your lender number in the yellow cell.
  • All starting numbers are examples. This is a calculation tool, not financial, tax or lending advice.
  • Works in Microsoft Excel. No macros.
