A DSCR loan lets a real estate investor qualify with the property’s rent instead of personal income. That makes it popular with self-employed investors and people who own several rentals. The catch is that the property has to carry its own payment, and the ratio decides your rate, your down payment and whether you get approved at all. This guide explains how DSCR is calculated, what lenders typically want in 2026 and how to test a deal before you apply.
- DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance and HOA dues).
- 1.25 or higher gets the best rates and the most lenders; 1.00 to 1.24 is often approvable at a higher rate; below 1.00 is offered only by some lenders with compensating factors.
- Expect a credit score of 660 to 700+, with the best pricing at 740+.
- Plan on 20% to 25% down and 3 to 6 months of PITIA in reserves for loans up to $1 million.
What a DSCR loan is
DSCR stands for debt service coverage ratio. A DSCR loan is a type of non-QM investment property mortgage. Instead of checking your tax returns and pay stubs to see if you can afford the payment, the lender checks whether the property’s rent covers it. A ratio of 1.0 means the rent exactly covers the payment. Above 1.0, the property has some cushion; below 1.0, you would be adding money each month.
Because the lender takes on more risk than with a standard owner-occupied mortgage, DSCR loans usually come with higher rates, bigger down payments and reserve requirements. In exchange, you can keep buying rentals without your personal debt-to-income ratio getting in the way.
How to calculate DSCR
PITIA = principal + interest + property taxes + insurance + HOA dues
For a purchase, lenders usually verify rent with a lease, a rent roll or a market rent appraisal. Watch the taxes and insurance closely. A new purchase is often reassessed for property tax, and insurance in coastal or storm areas can move the ratio a lot.
Worked example
A single-family rental bought for $300,000 with 20% down. The loan terms below are assumptions for this example, not a rate quote: a $240,000 loan at 7.5% for 30 years.
| Line | Monthly amount |
|---|---|
| Principal and interest ($240,000, 7.5%, 30 years) | $1,678 |
| Property taxes | $300 |
| Insurance | $125 |
| HOA | $0 |
| PITIA | $2,103 |
| Market rent | $2,400 |
| DSCR ($2,400 ÷ $2,103) | 1.14 |
A 1.14 ratio sits in the “standard approval” tier: most programs are open, with a moderate rate adjustment. To reach 1.25 and the best pricing, this deal would need rent of about $2,629 at the same payment, or a PITIA of about $1,920 at the same rent. A larger down payment, a lower rate or lower taxes and insurance are the usual ways to close that gap.

DSCR loan requirements in 2026
Every lender sets its own rules, but these are the typical tiers described by LendFriend Mortgage in its 2026 requirements guide.
Minimum DSCR ratio
| DSCR | What it usually means |
|---|---|
| 1.25 and above | Strong cash flow; best rates and widest choice of lenders |
| 1.10–1.24 | Standard approval with a moderate rate adjustment |
| 1.00–1.09 | Break-even; possible approval at higher rates and lower loan-to-value |
| Below 1.00 | “No-ratio” programs from select lenders, with compensating factors |
| Below 0.75 | Usually declined without strong compensating factors |
Credit score
| Credit score | Typical result |
|---|---|
| 740+ | Best rates and highest loan-to-value programs |
| 700–739 | Standard; most programs available |
| 680–699 | Moderate rate increase, some loan-to-value limits |
| 660–679 | Significant rate premium, fewer lenders |
| Below 660 | Very limited programs |
Down payment and reserves
| Item | Typical requirement |
|---|---|
| Down payment | 20% (80% LTV) as the baseline; 25% often improves the rate by about 0.15–0.25% |
| Reserves, loans up to $1M | 3–6 months of PITIA |
| Reserves, $1M–$2.5M | 6–12 months of PITIA |
| Reserves, $2.5M+ | 12+ months, often case by case |

Reserves can usually come from bank and brokerage accounts, and retirement accounts are often counted at a discount. Ask each lender how they treat the accounts you have.

DSCR loan vs conventional investment loan
| DSCR loan | Conventional investment loan | |
|---|---|---|
| How you qualify | Property rent vs payment | Your personal income and debt-to-income ratio |
| Paperwork | Lease or rent appraisal, bank statements | Tax returns, pay stubs, W-2s or full business returns |
| Rate | Usually higher | Usually lower |
| Down payment | Usually 20%+ | Often 15%–25% for investment property |
| Number of properties | Built for growing portfolios | Limits on financed properties apply |
| Can close in an LLC | Often yes | Usually in your personal name |
A conventional loan is usually cheaper if your personal income qualifies easily. A DSCR loan makes sense when your tax returns understate your real income (common for self-employed investors), when you already own several financed properties, or when you want to buy in an LLC. Many investors use both over time.
How to improve your DSCR before you apply
- Put more down. A smaller loan lowers principal and interest, which raises the ratio.
- Shop insurance. Insurance quotes can vary widely. Get several before you finalise PITIA.
- Check the tax bill after sale. Use the expected reassessed tax, not the seller’s current bill.
- Support the rent. A signed lease or a strong market rent appraisal helps. Small improvements that justify higher rent can lift the ratio.
- Compare loan structures. Some lenders offer interest-only periods or longer terms that lower the payment used in the calculation. Understand the trade-offs before choosing them.
- Improve your credit score before applying if you are close to a tier boundary such as 700 or 740.
Documents to have ready
- Purchase contract, or the current mortgage statement for a refinance
- Lease agreements or a rent roll; for a vacant property, the lender orders a market rent appraisal
- Two to three months of bank statements showing the down payment and reserves
- Insurance quote and the expected property tax bill
- LLC documents and EIN if you are buying in an entity
- Photo ID and authorisation for a credit check
DSCR is not the same as cash flow
A ratio of 1.14 does not mean the property makes 14% profit. DSCR only compares rent with the loan payment, taxes, insurance and HOA. It ignores vacancy, repairs, capital expenses such as a new roof, property management and utilities you pay. A property can pass the lender’s DSCR test and still lose money in a bad year.
When you analyse a deal for yourself, run a second, stricter number: rent minus vacancy, repairs, capital reserves and management, minus PITIA. That is your real monthly cash flow, and it is the number that keeps the investment healthy.

Questions
What is a good DSCR for a loan?
A DSCR of 1.25 or higher usually gets the best rates and the most lender options. Ratios from 1.10 to 1.24 are commonly approved with a moderate rate adjustment, and 1.00 to 1.09 may be approved at higher rates.
Can I get a DSCR loan with a ratio below 1.0?
Some lenders offer no-ratio programs below 1.0, but they usually require compensating factors such as a larger down payment, strong credit or extra reserves. Below 0.75 is usually declined.
What credit score do I need for a DSCR loan?
Many programs start around 660 to 680, with standard pricing from about 700 and the best rates at 740 and above.
How much down payment does a DSCR loan need?
Plan on at least 20% down. Putting 25% down often improves the rate slightly, and some lenders offer better pricing at 30% or more.
How is DSCR calculated?
Divide the property’s gross monthly rent by the monthly PITIA payment: principal, interest, property taxes, insurance and HOA dues.
