Airbnb turnovers are steady work for cleaning businesses, but they are not the same as a regular house clean: tight check-out to check-in windows, laundry, restocking and photos for the host. This guide shows 2026 turnover prices by bedroom count, how long each one takes, and how to set a flat rate that pays.

Airtasker also lists an average of $30 an hour, with hourly rates from $20 to $90 for regular Airbnb cleaning.2 Your local market, the property’s condition and how many linens you handle move you around these ranges.

How long a turnover takes

2-bedroom homeabout 2.5 hours2
3–4 bedroom homeabout 4.5 hours2

Time your first few turnovers at each property. Some hosts leave places tidy; some guests leave a party.

Set your flat rate

Flat rate = (expected hours × your hourly rate) + supplies + laundry + travel
Hosts want one fixed number for their listing, so build everything into it.

Worked example, using example assumptions (swap in your own):

ItemExample
Property2 bedrooms, 2 bathrooms
Cleaning time, including bed making and restocking3 hours
Your rate$40 per hour
Labor: 3 × $40$120
Cleaning supplies$8
Laundry done on site during the clean$0 extra
Flat rate$128, round to $130

$130 sits inside BNBCalc’s $95–$145 range for a 2-bedroom.1 If you take linens home to wash, add the time and machine cost as a separate laundry line.

Extras to price separately

  • Deep cleans: 40%–60% on top of your turnover rate.1
  • Off-site laundry: per load or per bed, including pickup and drop-off time.
  • Restocking: if you buy the host’s supplies, bill them at cost plus your time.
  • Same-day or short-notice turnovers: a surcharge for tight check-out to check-in windows.
  • Hot tubs, grills and outdoor areas: quoted per item.
  • Damage or excess mess reports: photos for the host so they can claim from the guest.

Working with hosts

Hosts often pass the cleaning cost to guests as a cleaning fee. BNBCalc cites 2025 data with median guest cleaning fees of $75 for 1-bedroom and $150 for 3-bedroom listings.1 If your price is far above what the host charges guests, expect pushback, so show what is included.

  1. Agree a checklist for each property, with photos of how beds and rooms should look.
  2. Get the booking calendar so you can schedule turnovers.
  3. Agree payment terms, for example weekly for all turnovers that week.
  4. Review your rate after a month, once you know the real time per property.

Questions

How much should I charge to clean an Airbnb?

A 2026 BNBCalc guide puts professional turnover cleans at about $80 to $300, by size: $65 to $95 for a studio or 1-bedroom, $95 to $145 for 2 bedrooms, $140 to $195 for 3, $185 to $240 for 4 and $230 to $350 or more for 5+. Price your own job from the hours it takes, plus laundry and supplies.

Should I charge Airbnb cleaning per hour or a flat rate?

A flat rate per turnover is usually easier for hosts, because they set a fixed cleaning fee for their listing. Work out the flat rate from your expected hours and hourly target, then review it after the first few cleans.

How long does an Airbnb turnover clean take?

BNBCalc puts a turnover at 2 to 4 hours and a deep clean at 5 to 8 hours. Airtasker estimates about 1.5 hours for a 1 to 2 bedroom condo, 2.5 hours for a 2-bedroom home and 4.5 hours for a 3 to 4 bedroom home.

How much more should a deep clean cost?

BNBCalc suggests deep cleans add 40% to 60% on top of the regular turnover rate, or roughly 1.5 times the standard price.

What is the average Airbnb cleaning fee hosts charge guests?

BNBCalc cites 2025 short-term rental data with a national median cleaning fee of $75 for 1-bedroom listings and $150 for 3-bedroom listings. That is the fee guests pay the host, not necessarily what the cleaner is paid.
