How the cash-on-cash return calculator works

Cash-on-cash return answers one question: for each dollar of your own cash in the deal, how many dollars of cash flow do you get back each year? It is more useful than the cap rate once a loan is involved.

The calculator uses a standard loan payment formula and treats operating expenses as a share of rent. Real expenses vary, so test a higher expense percentage and a lower rent.

A positive result is not automatically a good deal. Check the DSCR shown here against your lender, and compare with the cap rate.

The formulas

Cash invested = down payment + closing costs + rehab
NOI per month = rent x (1 – vacancy %) x (1 – expenses %)
Cash flow = NOI – loan payment (principal and interest)
Cash-on-cash return = annual cash flow / cash invested
