BRRRR Calculator

Buy, rehab, rent, refinance, repeat. Enter your deal to see how much cash is left in it after the refinance, what the rental earns each month and whether the numbers pass a lender DSCR check.

How the brrrr calculator works

The BRRRR method (buy, rehab, rent, refinance, repeat) only works if the refinance returns most of your cash so you can do the next deal. This BRRRR calculator shows exactly how much cash stays trapped in the property and what the rental pays you for it.

It assumes you buy and rehab with your own cash and then refinance based on the after-repair value. Seasoning periods, lender rules and appraisals vary, so treat the ARV and loan-to-value as estimates and test lower values.

DSCR is shown because many investor lenders qualify the loan on rent coverage. Use our DSCR calculator for the full pass or fail check against your lender minimum.

The formulas

All-in cost = purchase + rehab + closing + holding costs + refinance closing costs
Refinance loan = ARV x loan-to-value %
Cash left in deal = all-in cost – refinance loan
Cash flow = rent x (1 – expenses %) – loan payment
DSCR = net operating income / loan payment

Frequently asked questions

What is the BRRRR method?

BRRRR stands for buy, rehab, rent, refinance, repeat. You renovate a property, rent it, refinance at the higher value and reuse the cash.

What is a good cash-on-cash return for BRRRR?

It depends on your goals and market. Many investors aim for little or no cash left in the deal, which makes the return very high.

Is there a BRRRR calculator in Excel?

This page works in your browser. For a spreadsheet you can keep and edit, see the DSCR calculator Excel template and the landlord rental property tracker.

Does it include seasoning periods?

No. Some lenders require you to own the property for a set time before a cash-out refinance. Enter that time as months until refinance.
